Nestled in River Heights between Academy and Corydon lay a rare opportunity to build new in one of Winnipeg’s most coveted areas.
Walk among the canopy of trees along the river or cycle through Assiniboine Park. Close to shopping, restaurants, services and schools, enjoy life with all the amenities that an established neighbourhood provides.
The following Architectural Control Guidelines have been customized for 386 Beaverbrook and are intended to maintain a minimum standard of new construction within the development.
River Heights is primarily a residential area, well known for its majestic elm trees that line each street, forming a swaying canopy of leaves overhead. A number of historic buildings, parks, and prime shopping and dining destinations are found in this neighbourhood, including Grant Park Shopping Centre and Academy Road. Take the time to admire some of the city’s grandest real estate along Wellington Crescent. This street is closed on Sundays in summer to vehicles, making it a popular route for pedestrians, cyclists and joggers.
Location: The approximate boundaries are Route 90 to the west, the Assiniboine River to the north, Cambridge Street to the east and Taylor Avenue to the south. Located 5 km from downtown and 5.2 km from the airport.

No! We want the development completed approximately within 2 years.
Maximum Bungalow and 2 story sizes are available for each lot if you click on it from the development plan at 386Beaverbrook.com. Approximately, the foot print of your home can be 45% of your lot size, all of these numbers subject to City of Winnipeg zoning by laws.
A 5,000 sq. ft. lot can have a 2,250 sq. ft. bungalow, or a 4,500 sq. ft. 2 story. Your garage can be 12.5% of your lot. So in this case a 625 sq. ft. garage would be allowed.
If the Garage is Detached it is not included in the house footprint. You could technically have 57.5% (45% house + 12.5% Garage) of your lot covered.
Please confirm all of the information provided above with your builder or the City of Winnipeg in advance of making offers on lots.
