When can I start building?
Home construction can start anytime.
When do the homes have to be completed?
They will need to be complete within 2 years from the time you purchase a lot. This includes landscaping, fences, garages, driveways and sidewalks.
Can you choose your own builder?
You will have to use a member or the MHBA or equivalent. We need to ensure whomever you use has a proven track record of building homes in a timely manner.

Can I hold the lot and not build?
No! We want the development completed approximately within 2 years.
What size of homes can you build?
Maximum Bungalow and 2 story sizes are available for each lot if you click on it from the development plan at 386Beaverbrook.com. Approximately, the foot print of your home can be 45% of your lot size, all of these numbers subject to City of Winnipeg zoning by laws.
A 5,000 sq. ft. lot can have a 2,250 sq. ft. bungalow, or a 4,500 sq. ft. 2 story. Your garage can be 12.5% of your lot. So in this case a 625 sq. ft. garage would be allowed.
Is the 12.5% for garage included in the 45% for the house footprint?
If the Garage is Detached it is not included in the house footprint. You could technically have 57.5% (45% house + 12.5% Garage) of your lot covered.

Do I have to have a garage? Can I just have a carport or driveway?

No, we are open to any builders as long as they are members of the MHBA, or equivalent.
How much are the houses?
We are selling building lots only. You will need to visit the Parade of Homes, talk to builders and architects to determine the cost of building the home you'd be interested in.
How much does it cost to build a house?

Are the lots serviced?

Can I have an attached garage?

Sure, most of our lots can accommodate a bungalow of this size. Please see the site plan at 386Beaverbrook.com and click on each lot for details. As well check with your builder or architect, and of course the city.
What are the set backs and side yards?
Side yards will be 4’ minimum, garage set back’s are 2’ from property line, front set back’s are yet to be determined.
